If you’ve booked a Cabo vacation rental on Airbnb or Vrbo lately, you may have noticed the price creeping up. Here’s why, and how to keep that money in your pocket.
What changed
Airbnb now charges hosts in Mexico a single 16% fee (plus IVA) on every booking. Vrbo is moving every host to a 12% commission on October 29, 2026, and still adds its own guest service fee at checkout. Both platforms have told hosts to raise their nightly rates to cover the new fees. Either way, the fee ends up in the price you pay.
Same home, same stay, three ways to book
Here is a real-world example: a 2-bedroom Quivira condo at $250 a night for 4 nights, plus $150 cleaning.
| Airbnb | Vrbo | Book Direct | |
|---|---|---|---|
| Rent: 4 nights @ $250/nt | $1,000 | $1,000 | $1,000 |
| Added to rent to keep host income flat after fee changes | +$262 | +$157 | $0 |
| Cleaning | $150 | $150 | $150 |
| Guest service fee | $0 | $186 | $0 |
| Taxes (IVA + lodging) | $282 | $261 | $230 |
| You pay | $1,694 | $1,754 | $1,380 |
| Book direct saves | $314 (19%) | $374 (21%) | Best price |
That’s about 20% back in your pocket for margaritas, a sunset sail, or another night.

How we did the math: example 2BR Quivira condo at $250/night plus $150 cleaning. Airbnb Mexico 16% host fee plus IVA (Sept 2026). Vrbo 12% host commission (Oct 29, 2026) plus its guest service fee. Taxes are IVA 16% plus 4% lodging tax. Direct bookings require a fully refundable damage deposit; a credit card processing fee may apply.
